General contractor in Kuna, Idaho.

Remodeling, additions and custom homes in Kuna.

Three kinds of work, each with its own page, because each plays out differently here. Start with the one that matches your project.

Remodeling in Kuna

This is the work Kuna asks for most. The city added 92 new homes in August 2026 alone, and the first phases of developments like Falcon Crest, Ashton Estates, Memory Ranch and Paloma Ridge are now old enough that owners want the kitchen, the bathrooms and the basement finished to their own standard rather than the builder’s. Almost all of it is permitted work through the city, and we handle that.

  • Kitchens, bathrooms and basement finishes
  • Permits and inspections through the city portal, handled by us
  • Whole-home remodels planned in phases if you are living there

Home additions in Kuna

Kuna lots often allow building out rather than up, which is usually the simpler addition — provided setbacks and easements allow it, and we check both before design. Any addition to an existing home is a permitted project with the city, and if it adds plumbing or moves the mechanical system, those are permits too.

  • Setbacks and easements checked before a line is drawn
  • Rooflines and materials matched to the existing house
  • Permitted through the City of Kuna from the outset

Custom home building in Kuna

New construction in Kuna is mostly happening inside platted subdivisions rather than on scattered lots, so a custom build here usually starts with a lot in a development that is still permitting. The city’s own utilities — water, pressurized irrigation and sewer — reach those lots, which removes the well-and-septic questions that come up in some neighboring towns.

  • Lot and subdivision review before design
  • City water, irrigation and sewer connections confirmed early
  • Built for Kuna’s summers, winters and wind exposure

What building in Kuna actually involves.

Kuna counted 24,011 residents in the 2020 Census, and the Census Bureau ranked it the eleventh fastest-growing city in the United States among cities over 20,000 for the year to July 2025. Three things follow from that for anyone building here.

The city runs its own building department

Kuna is in Ada County, but permits inside the city come from the City of Kuna’s own Building Department at City Hall, 751 W. 4th Street, Monday to Friday, 8 am to 5 pm. Permits and inspections run through the city’s online portal. Inspection requests received by 4 pm are scheduled for the next business day; a permit must be picked up within 180 days of issue and work must begin within 180 days or it is void. The city builds to the 2018 International Residential Code. The full list of what needs a permit is on the remodeling page; the short version is that anything touching plumbing, wiring, mechanical or structure does, and so does installing a fence.

The city owns the water and the sewer

Kuna owns and operates its own water system — wells, storage tanks, and a separate pressurized irrigation supply — and its own wastewater system, with two treatment facilities including a membrane bioreactor plant on the north side. For a builder that means one utility to deal with rather than a patchwork of districts, and it means a property still on septic that connects to city sewer must abandon the septic system to Idaho DEQ requirements. See the City’s wastewater page.

The subdivisions are still going up

The City publishes a monthly building permit report. August 2026’s runs to 626 permits, 92 of them new homes, in Linrock, Memory Ranch, Paloma Ridge, Sabinos Rocky Ridge, Ewing Meadows, Valor Golf Village, Bellaro Springs, Riverton, Valor West, Journeys End, Lugarno Terra North, Ashton Estates, Falcon Crest and Crimson Point. Several are on their seventh and eighth phases. That is the map of where Kuna is building now — and, a few years on, where it will be remodeling.

Building in Kuna — common questions

Who issues building permits in Kuna?

The City of Kuna’s own Building Department, not Ada County. Permits and inspections go through the city’s online portal; inspection requests in by 4 pm are scheduled for the next business day. The city builds to the 2018 International Residential Code.

Is Kuna in Ada County?

Yes — south of Meridian. But building permits inside the city limits come from the city, and so do water and sewer.

Which Kuna subdivisions are still being built?

Per the city’s August 2026 permit report: Linrock, Memory Ranch, Paloma Ridge, Sabinos Rocky Ridge, Ewing Meadows, Valor Golf Village, Bellaro Springs, Riverton, Valor West, Journeys End, Lugarno Terra North, Ashton Estates, Falcon Crest and Crimson Point. Several are on their seventh and eighth phases.

Does Kuna have city water and sewer?

Yes, both, city-owned and city-operated, including pressurized irrigation water. What that means for adding plumbing in a remodel is covered on the remodeling page.
