That gap is where nearly every bad experience in this industry comes from — not usually from dishonesty, but from a homeowner not knowing which questions were worth asking until it was too late to ask them.
So we write down the things we find ourselves explaining on site: how permitting actually works in a given city, what drives cost on an addition, why a schedule slipped, what separates a builder worth hiring from one who will disappear halfway through. It is the same advice we would give a friend, whether or not they hire us.
Planning a project. Working out what you actually need, what it is likely to cost, and whether an addition, a remodel, or a new build is the right answer to your problem.
Local specifics. Permitting, zoning and site conditions vary meaningfully between Boise, Eagle, Emmett and everywhere else in the valley. Guidance written for a national audience will not tell you that.
Hiring a contractor. How to compare bids that are not comparable, what a proper estimate contains, and the questions that reveal how a builder really operates.
Living through a build. The practical reality of construction — timelines, disruption, decisions you will be asked to make and when.
